A P5-billion European-inspired township is coming to San Pablo, Laguna


SAN PABLO CITY, Laguna (Mar 2026) — San Pablo City is about to get a lot more interesting for homebuyers. A P5-billion township inspired by European urban design is breaking ground in the area, and its timing is no accident.

NEXTASIA Land Inc. has officially launched NEXTASIA Barcelona, a 22-hectare master-planned community designed to house approximately 2,000 homes and nearly 10,000 residents over the next two to three years. The launch is timed alongside the anticipated completion of the South Luzon Expressway Toll Road 4, or SLEX TR4, which is expected to cut travel time between Santo Tomas and San Pablo City down to roughly 15 minutes once operational.

That kind of access changes the calculus for homebuyers who have historically looked at Southern Luzon as too far from Metro Manila to be practical.

What Barcelona actually looks like

The township is built around NEXTASIA’s “future-ready” design philosophy, which means homes come broadband-ready, streets are lit by solar-powered fixtures, and EV charging provisions are built into the development from the start. Landscaped parks and open green corridors run through the community, and the overall layout prioritizes walkability and security.

At the center of the development is the NEXTASIA Town Plaza, a lifestyle hub modeled after classic European public squares. It anchors the township with a dedicated chapel, the Grand Ballroom of San Pablo — a premium events venue the developer says addresses a shortage of celebration spaces in the region — and commercial areas for dining, retail, and community services.

The goal is to make Barcelona function as a self-sustaining district rather than just a residential subdivision.

Why the timing matters

SLEX TR4 is the key variable here. Improved expressway access is expected to expand the buyer catchment area, accelerate land value appreciation, and attract commercial activity to what has historically been treated as a secondary market in Southern Luzon.

NEXTASIA is positioning Barcelona as a first-mover play — launching before TR4 opens so that the township is ready to absorb the wave of demand that better connectivity typically brings to previously underserved areas.
